That's just a regular morning at Infinite Views. •This is a true Bayfront home — sitting directly on Tampa Bay with unobstructed water views from nearly every room. The dock runs out over the bay, the plunge pool is heated and private, and the covered patio ties it all together into a backyard that most Florida rentals don't come close to. •Inside: four bedrooms, three baths, sleeping eight comfortably. Two king suites, two additional king rooms — no queen pullouts, no one drawing the short straw. A game room with ping-pong and foosball keeps things lively when you're not on the water. •Outside: a deep-water dock, and a grill. The Gulf beaches are a five-minute walk when you want sand. Flat, easy entry with on-site parking for up to 4 vehicles. The Neighborhood •Holmes Beach is a quiet, residential island community on Anna Maria Island. This pocket of the neighborhood sits directly on the bay — which means wildlife, open water views, and the kind of calm that beachfront condos rarely offer. The Gulf beaches are a short walk when you want them; the rest of the time you have a private waterfront retreat to come back to. Good to Know •This home is bayfront, not beachfront — that's the trade worth understanding. You're directly on the water with a dock, manatees, and Skyway views, in a quiet neighborhood most gulf-side properties can't match. If a Gulf beach out your back door is the non-negotiable, a beachfront property is the better fit. If the waterfront experience, privacy, and wildlife are what you're after, this is it. Parking & Noise •Up to 4 vehicles may park on the property. Please coordinate with your group ahead of arrival — no overnight parking is available for additional vehicles. •This home is in a quiet residential neighborhood. We ask all guests to keep noise at a respectful level day and night. Excessive noise violates local ordinance and may result in fines or termination of your rental agreement without refund. House Rules — 236 Infinite Views Coastal Reserve Properties 236 S Harbor Dr, Holmes Beach, FL 34217 · 4 Bedrooms / 3 Baths Welcome We're glad you chose Infinite Views for your stay on Anna Maria Island. This is a quiet, residential neighborhood, and these rules exist to protect your experience, your neighbors' peace, and the home itself. By booking, all guests agree to follow them. Thank you for treating the home as if it were your own. The quiet hours are 10PM-7AM. The most important rule (Holmes Beach law) You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property. Holmes Beach actively enforces its vacation rental ordinance. Violations (noise, occupancy, parking) can result in fines billed to the guest and, in serious cases, removal from the property without refund. Occupancy - Maximum overnight occupancy is 8 guests, including children and infants. The number of guests on the reservation must match the number staying overnight. No unregistered overnight guests. Check-in & Check-out - - - - Check-in: 〔4:00 PM〕 · Check-out: 〔10:00 AM〕 Access is by smart lock keypad — your code and arrival instructions are sent the morning of check-in. Early check-in / late check-out may be possible if the calendar allows — just ask. Please don't assume it without written confirmation. At checkout: we kindly ask you to start the dishwasher, bag trash and place it in the bins, turn off lights, and lock all doors. Parking - - - - Park only in the driveway / designated on-site spaces — 〔4〕 vehicles max. Garage door code: 0236 (up to 2 vehicles may park inside garage). Do not park on the grass, swale, or block neighbors' driveways. Boats, trailers, and RVs are not permitted. Noise & quiet hours - - - Quiet hours: 10:00 PM – 7:00 AM (Holmes Beach Code §4-16). Maximum permissible noise is 65 dB (normal conversation) 7:00 AM–10:00 PM and 50 dB (quiet conversation) 10:00 PM–7:00 AM, measured at the property line. No excessive, boisterous, or repetitive noise (shouting, yelling) at any time. No outdoor amplified music. This is a family neighborhood with year-round residents — sound carries. No parties or events - - No parties, events, or large gatherings. This includes weddings, receptions, and any gathering beyond registered guests. Violation is grounds for immediate termination of the stay without refund. Smoking - - - No smoking or vaping anywhere inside the home. This includes cannabis. 〔Smoking permitted outside only, with butts fully extinguished and disposed of) Evidence of indoor smoking incurs a deep-cleaning fee of $500. Pets - - Pets are allowed, and welcome with a snack. No pets on furniture or beds, clean up all waste, and never leave pets unattended. Pool Use the pool at your own risk. No lifeguard on duty. - - - Children must be supervised by an adult at all times. No diving. No glass in the pool area. Shower off sand before entering. The pool temperature is set to 85 degrees and is maintained at that temperature. Beach & home care - - - Brush off sand before coming inside — sand damages floors and plumbing. Beach gear is inside the garage; please return chairs, umbrellas, and toys to where you found them. Report any damage or maintenance issue right away — honest, prompt reports are never penalized; hidden damage is. Prohibited - - - - - Illegal activity of any kind. Moving furniture between rooms or outdoors. Candles, incense, or open flames indoors. Commercial photography/filming without written permission. Tampering with security devices, smoke/CO detectors, or thermostats beyond normal use. Safety - - Smoke and carbon monoxide detectors are installed — do not disable them. In an emergency dial 911. Sea turtle nesting season (May 1 – Oct 31) - - AMI is a protected nesting beach. After dark, close blinds/curtains on beach-facing windows and turn off or shield exterior lights facing the Gulf. Do not disturb nests, markers, or hatchlings. Fill in any holes and remove beach gear from the sand at night (it traps turtles). Agreement By booking and staying at 236 Infinite Views, all guests acknowledge they have read and agree to these rules and to the City of Holmes Beach vacation rental ordinance. We want you to have a five-star stay — and to leave the neighbors just as happy as you are.
